Let's be honest: Franklin, Tennessee has a reputation. It's the city that keeps coming up in every California relocation conversation and for good reason. Historic downtown, top-ranked schools, a thriving food scene, and a quality of life that's genuinely hard to replicate anywhere else in Middle Tennessee.


But Franklin is also the most expensive market in the Nashville metro. And there are things buyers need to understand before they fall in love with a Zillow listing and start running the numbers.

Franklin's median sale price is around $850K, up 7.7% year over year, one of the strongest appreciation rates in Middle Tennessee. Homes are averaging 68 days on market, up from 52 days last year, which means buyers have more negotiating room than they did at the peak.


That said, the market isn't uniform. Well-priced homes in Westhaven, Berry Farms, and Fieldstone Farms, Franklin's most sought-after communities still move fast, sometimes within days. Overpriced homes or properties needing significant updates can sit for months. Pricing strategy and presentation matter more now than they did in 2021.

Entry points start in the mid-$400Ks for townhomes and condos. Single-family homes in desirable school zones typically start around $650K–$700K. Luxury properties and historic district estates run well above $1M.


Franklin's home values have grown from a median of $495K in 2018 to over $850K today, driven not by speculation, but by structural demand: exceptional schools, a strong employer base, and a quality of life that keeps drawing people in.

Franklin sits entirely within Williamson County which means every address in the city feeds into Williamson County Schools, consistently ranked among the top public school systems in the entire state of Tennessee.


Unlike Spring Hill (which straddles the Williamson/Maury county line), Franklin buyers don't have to worry about a county line running through their neighborhood. Every home in Franklin feeds into the same district. That consistency is a big part of why demand stays strong and values hold.

Berry Farms: A newer master-planned community on the south end of Franklin with a walkable town center, trails, and a strong sense of community. Popular with families relocating from California who want new construction without sacrificing neighborhood feel.

Fieldstone Farms: An established, family-friendly neighborhood with mature trees, strong school zoning, and a more traditional suburban feel. Tends to be slightly more accessible price-wise than Westhaven.

Downtown Franklin / Historic District: If walkability and character are non-negotiable, the historic district delivers. Victorian-era homes, brick-lined Main Street, locally owned restaurants and boutiques. A completely different feel from the master-planned communities and priced accordingly.

Ladd Park / Lockwood Glen: Newer communities with new construction options, strong schools, and competitive pricing relative to Westhaven and Berry Farms.

Franklin has one of the best downtowns in Middle Tennessee, full stop. Main Street is lined with locally owned restaurants, boutiques, and coffee shops that feel nothing like a strip mall.

For breakfast, The Perfect Egg and Merridee's Breadbasket are local staples. For dinner, Cork & Cow, Gray's on Main, and Puckett's Grocery are all worth the trip. Sip Coffee + Kitchen has become a community anchor for remote workers and morning regulars alike.

Franklin sits about 20 miles south of downtown Nashville on I-65. Under normal traffic conditions, that's a 25–30 minute drive. In rush hour, plan for 45–60 minutes.


The good news: a large portion of Franklin's workforce commutes locally to the Cool Springs office corridor, to healthcare employers, or to remote work setups that make the commute irrelevant. For families who work in Middle Tennessee rather than downtown Nashville, Franklin is genuinely convenient without the traffic burden.


Cool Springs, Franklin's major commercial and employment hub, is home to headquarters and major offices for companies like Tractor Supply, Community Health Systems, and Dollar General. It's also where you'll find the best shopping in the region: The Mall at Green Hills–level retail without the Nashville congestion.


What California Equity Buys You Here

If you're selling a home in Temecula, Murrieta, or San Diego, there's a real chance your equity tells a completely different story in Franklin than it does back home. Here's a rough breakdown by price point:

$500K–$650K: Townhomes, condos, or smaller single-family homes in established neighborhoods. Strong school access. Good entry point for the market.

$650K–$850K: The sweet spot for single-family homes in Franklin. Four bedrooms, good finishes, Williamson County schools, established neighborhoods.

  • Don't need to be in downtown Nashville daily


It may not be the right fit if:

  • Budget is the primary driver. There are better value markets in Middle Tennessee

  • You want brand-new construction with full builder selections (inventory is more limited here than Spring Hill)

  • You're commuting downtown Nashville five days a week (the drive is manageable but real)
