If you own a home in San Diego, you’ve probably heard the usual pitch about moving to Tennessee:
“You can sell your California home and buy a mansion.”
That’s an oversimplification, but the same home-buying budget can purchase considerably more space in Middle Tennessee.
To show the difference, we compared three real properties in San Diego and Mount Juliet at approximately $500,000, $750,000 and $1 million.
These are individual examples, not market averages, but the comparison is pretty dramatic.
Why compare San Diego with Mount Juliet?
Mount Juliet is approximately 20 miles east of downtown Nashville. It has become a popular choice for buyers who want more space while remaining relatively close to Nashville, Nashville International Airport, shopping and everyday amenities.
Mount Juliet offers a combination of established neighborhoods, newer developments, townhomes and larger suburban properties. It’s not the least expensive community in Middle Tennessee, but California buyers are often surprised by how much more house their budget can purchase there.

Bigger isn’t automatically better
The point of this comparison isn’t that everyone should move to Tennessee and purchase the largest house possible.
A larger home usually means more furniture, higher utility bills and more space to clean and maintain. Plenty of buyers would rather purchase a smaller Tennessee home, reduce their mortgage and keep more of their California equity.
The bigger opportunity may be having choices.

No community is right for everyone.
Mount Juliet works well for some buyers because of its proximity to Nashville, access to the airport, shopping and selection of newer suburban homes. Other buyers may prefer Franklin, Hendersonville, Spring Hill, Nashville or a more rural community.
Before choosing a home, consider what you want your daily life to look like, not just how many bedrooms you can afford.
