What $700K, $800K and $900K Buys You in Temecula

While searching for homes in Temecula, one of the first questions that probably comes to mind is; what does my budget actually get me?


A $100k price difference doesn't always mean you're getting a bigger house. Sometimes it means different neighborhoods, pools, bigger lots, more upgraded homes and more. So let's take a look at what buyers can expect at different price ranges in Temecula.


Around $700k



At $700k, buyers will have to make decisions based on what matters most to them when finding their dream home. Larger homes might need more updating, while smaller homes might have better upgrades. Pool homes do exist in this price range, but don't get your hopes up for a pool home in turnkey condition on a large lot.


The average sized home in this price range has about 3-4 bedrooms, 2-3 bathrooms and between 2,000 to 2,300 squarefeet of living space. Most homes in this price range were built in the 90s and early 2000s and have an average lot size of about 6,000 squarefeet. Some notable neighborhoods commonly seen in this range are Temeku Hills, Rancho Highlands, Colina Vista in South Temecula, and even some smaller homes in the desirable Harveston and Paloma Del Sol communities.


Around $800k



Getting into the $800k range, buyers options begin to expand. This range opens the door for larger floor plans, bigger lots, pools, additional neighborhoods and upgraded interiors. That being said, there are still certain choices buyers will have to make. Do you want an updated interior or a larger lot? Pool or bigger house?


The average home in this price range has around 4-5 bedrooms, 3-4 bathrooms, and floor plans ranging anywhere from 2,100 to 3,000 sqft depending on characteristics of the house. HOA dues start to rise in this price range as well. Notable neighborhoods include Paseo Del Sol and Redhawk.


Around $900k



When we get to the $900k range, we start seeing features that are considered to be in the "next level" 0f Temecula homes. Larger homes on bigger lots, upgraded outdoor spaces, entertainment spaces, three car garages, larger primary bedrooms all in Temecula's higher priced communities. Some choices you might have to compromise on in this price range would be an older house with an exceptional lot/location versus a newer and bigger home in a slightly less desirable location.


The average home in this range has around 4-5 bedrooms, 3-5 bathrooms, home sizes ranging from 2,500 to 3,500 sqft with the average lot size being about 8,800 sqft. Neighborhoods of note include Redhawk, Morgan Hill, Wolf Creek and the highly desirable Sommers Bend community.
